Seven reviews, from first look to ownership.

Each review reads the document, does the arithmetic and shows its work. Here is what they find in the sample documents.

Screen the deal

Before the LOI: is the deal as good as the memo and the appraisal say?

Offering memo

Occupancy, rents, NOI, cap rate and expense claims recalculated from the T12 and rent roll, each marked supported, different or not in the documents.

From the sampleBayview Court’s memo claims $452,000 of NOI. Its T12 shows $415,931, a 5.20% cap rate at the asking price, not 5.65%.

Ask: Check this offering memo against the T12 and rent roll.

Rent roll tie-out

Each unit checked against its lease: area, rent on the rent roll date, lease end and security deposit, with the clause and the cells side by side.

From the sampleHarborview Tower’s rent roll bills Suite 1200 at $60,175 a month. Its lease stepped up to $61,980.25 on July 1, 2026: $21,663 a year missing from the roll.

Ask: Tie this rent roll out against the leases.

T12

Every total and subtotal re-added, NOI checked month by month, and months that break from the rest of the year flagged.

From the sampleFebruary utilities came to $7,860, about 2.5 times the other months’ average of $3,122, pulling that month’s NOI to the year’s low.

Ask: Check this T12.

Appraisal

Occupancy, rents, income and expenses checked against the T12 and rent roll, and the direct capitalization redone, so you see what the value rests on.

From the sampleBayview Court’s appraiser capitalizes $424,400 of NOI; the T12 shows $415,931. At the same 5.40% cap rate, that supports about $7,700,000, not the $7,900,000 concluded.

Ask: Check this appraisal against the T12 and rent roll.

In diligence: what the tenants certify and what the lender requires.

Estoppel certificate

Each statement compared with the tenant’s lease and rent roll row: rent in force on the certificate’s date, dates, area, share, deposit and options. What only the tenant can state is set apart to follow up.

From the sampleNorthwind Analytics certifies a $120,350 security deposit. Its lease requires $180,525 until July 1, 2028. The tenant also reports $42,000 of its allowance unpaid.

Ask: Check this estoppel against the lease and rent roll.

Loan agreement

Rate, maturity, extension options, reserves, covenants and reporting deadlines, each cited to its section, with calculated dates showing their arithmetic.

From the sampleExtension notice is due between Apr 3 and Jun 2, 2028: 120 to 60 days before the Aug 1, 2028 maturity. Extending also needs a debt yield of at least 8.50%.

Ask: Abstract this loan agreement.

Own it

Every year after: is each tenant billed what its lease allows?

CAM reconciliation

The tenant’s share recomputed under the lease, with its exclusions, caps, gross-up, base year and fees, and each billed figure compared with it.

From the sampleSuite 1200 is billed $14,881.90 for 2026. Under its lease it owes $11,474.75: the management fee is over 3%, the 5% cap on controllable expenses is missed and the lease allows no admin fee. The balance due is really a $525.25 refund.

Ask: Check this CAM reconciliation against the lease.

The leases come with it.

Deal Review includes everything in Lease Abstraction: key terms, the rent schedule, critical dates and risk flags for each lease, with amendments applied.

Questions

Which files can I use?

Offering memoranda, leases, loan agreements, appraisals, estoppel certificates and CAM reconciliations as PDFs; rent rolls and T12s as PDF, Excel or CSV. Scanned PDFs need text recognition (OCR) first.

Do I need Lease Abstraction too?

No. Deal Review includes everything in Lease Abstraction, so install Deal Review alone.

What does “differs” mean?

The figure recalculated from the documents doesn’t match the memo, and the review shows both, the gap and the cells behind it. A memo often states a pro forma figure; whether that’s fair is your call.

Which assistants does it work with?

Claude, on the web, desktop and mobile apps, in Cowork and in Claude Code, and the review opens right in the conversation. Lease Abstraction is in Claude’s directory; Deal Review is coming soon there. ChatGPT is coming soon: email creparser@superdocs.io for early access.

What happens to my documents?

Documents are deleted 24 hours after you last use them, and only your account can open them. Ask the assistant to delete one sooner at any time. They are never used to train AI models.

Is this investment advice?

No. It’s a reading of your documents with every quote, cell and calculation checked against the source, so you can verify it quickly. Your own underwriting still decides.
