# CREparser > CREparser abstracts commercial real estate documents inside Claude and ChatGPT. Every term, figure and date in an abstract is linked to the exact passage or spreadsheet cell it came from, highlighted in the original document, so a reviewer can check it in one click. CREparser is used from the AI assistant the user already has. The user attaches a document and asks for an abstract; the result opens in an interactive viewer with every value's source highlighted. Reviewers approve or flag each item and export the result. There are two plugins. Both use the same CREparser account and the same document allowance, in Claude and in ChatGPT: - **CREparser Lease Abstraction**: commercial leases and their amendments. Key terms, the base rent schedule, critical dates (commencement, expiration, option and notice deadlines, with calculated dates showing their arithmetic) and risk flags, each cited to its clause. Exports: PDF abstract, Excel, CSV, a calendar of critical dates, lease accounting inputs for ASC 842 and IFRS 16 (with a monthly schedule of fixed payments), and the lease with cited clauses highlighted. - **CREparser Deal Review**: everything in Lease Abstraction, plus rent rolls, T12 operating statements, offering memoranda, loan agreements, appraisals, estoppel certificates and CAM reconciliations. Checks totals, ties rent roll units to their leases, compares an offering memorandum's or appraisal's figures with the underlying documents (redoing the appraisal's direct capitalization), compares each estoppel statement with the tenant's lease and rent roll row, and recomputes a CAM reconciliation under the lease's exclusions, caps, gross-up, base year and fees. ## Getting started - In Claude, add CREparser Lease Abstraction from Claude's directory: https://claude.ai/customize/plugins/id/eefb744d-2076-4491-adcd-08b325587b12%40anthropic-plugin-directory (Claude apps, Cowork and Claude Code). CREparser Deal Review is coming soon to Claude's directory; email creparser@superdocs.io for early access. ChatGPT is coming soon. Other MCP clients can connect `https://mcp.creparser.com/leases/mcp` (Lease Abstraction). - The first time, sign in with Google; a free account is created automatically. - Attach a PDF (or, in Deal Review, an Excel or CSV rent roll or operating statement) and ask, for example, "Abstract this lease." - Documents need selectable text; run scanned documents through OCR first. ## Plans A document is charged for each abstract or review: a lease together with its amendments, a rent roll, an operating statement, an offering memorandum, a loan agreement, an appraisal, an estoppel certificate or a CAM reconciliation. Importing files and opening an abstract again are free. - **Free:** 5 documents of any kind, once. - **Lease Abstraction Pro:** US$99 a month for 10 leases a month, in either plugin. - **Deal Review Pro:** US$199 a month for 30 documents a month of any kind, leases included. - A Pro plan's count starts again each month on the day the user subscribed. Upgrading from Lease Abstraction Pro to Deal Review Pro charges the difference for the rest of the month. - **Extra documents:** US$15 each, for any kind of document, used after the plan's own documents (or for documents the plan doesn't include) and valid for 12 months. - **Dedicated server or private cloud:** Lease Abstraction and Deal Review are both available on a dedicated server or in the customer's private cloud. Email creparser@superdocs.io. - Sales tax or VAT is added at checkout where it applies. Payment happens on a secure checkout page, never in the chat. To subscribe, buy extra documents, cancel or download invoices, sign in at https://mcp.creparser.com/account, or ask the assistant "What's my CREparser plan?" for the same link. ## Data - Documents and abstracts are deleted automatically 24 hours after their last use, and the user can ask the assistant to delete one at any time. - Documents are not used to train AI models. - An abstract is the assistant's reading of the document, verified for quotations, cells and arithmetic. It is not legal or investment advice. ## Guides - [Lease abstract checklist](https://creparser.com/guides/lease-abstract-checklist/): the terms a commercial lease abstract should capture, with an example - [Calculating lease critical dates](https://creparser.com/guides/lease-critical-dates/): notice windows, option deadlines and the month-end trap - [Lease risk flags](https://creparser.com/guides/lease-risk-flags/): landlord-favourable clauses to look for in a commercial lease - [CAM reconciliation audit](https://creparser.com/guides/cam-reconciliation-audit/): recomputing a tenant's share of operating expenses under the lease, with a worked example - [Rent roll tie-out](https://creparser.com/guides/rent-roll-tie-out/): checking a rent roll against its leases - [Estoppel certificate review](https://creparser.com/guides/estoppel-certificate-review/): checking each statement against the lease and rent roll, and turning differences into closing items - [T12 review](https://creparser.com/guides/t12-review/): checking a trailing 12-month operating statement - [Offering memorandum review](https://creparser.com/guides/offering-memorandum-review/): testing an OM's claims against the T12 and rent roll - [AI abstracts and human review](https://creparser.com/guides/ai-lease-abstraction-review/): what AI errors look like in CRE documents, what a citation does and doesn't prove, and how to review and sign off an abstract - [Lease portfolio review](https://creparser.com/guides/lease-portfolio-review/): reviewing AI abstracts across a portfolio on a deadline: what to check first, what to sign off as a section and what to check one by one ## Links - [CREparser Deal Review](https://creparser.com/deal-review/): what Deal Review checks in an offering memorandum, rent roll, T12, loan agreement, appraisal, estoppel certificate and CAM reconciliation, with examples from the sample documents - [What to ask](https://creparser.com/prompts/): example requests for abstracting leases, asking about clauses, comparing a portfolio and reviewing a deal - [Support](https://creparser.com/support/): getting started, common questions, plans and billing - [Privacy Policy](https://creparser.com/privacy/) - [Terms of Service](https://creparser.com/terms/) - Fictional samples to try it with: [office lease](https://mcp.creparser.com/samples/sample-office-lease.pdf) and its building's [rent roll](https://mcp.creparser.com/samples/sample-rent-roll.xlsx) (rent roll tie-out), [loan agreement](https://mcp.creparser.com/samples/sample-loan-agreement.pdf), the lease tenant's [estoppel certificate](https://mcp.creparser.com/samples/sample-estoppel-certificate.pdf) and [CAM reconciliation](https://mcp.creparser.com/samples/sample-cam-reconciliation.pdf), and an apartment [offering memorandum](https://mcp.creparser.com/samples/sample-offering-memorandum.pdf) with its [T12](https://mcp.creparser.com/samples/sample-t12.xlsx) and [rent roll](https://mcp.creparser.com/samples/sample-apartment-rent-roll.csv) (OM check) and [appraisal](https://mcp.creparser.com/samples/sample-appraisal.pdf) - Claude Code plugins: [superdocsio/creparser-leases-claude-plugin](https://github.com/superdocsio/creparser-leases-claude-plugin) and [superdocsio/creparser-deals-claude-plugin](https://github.com/superdocsio/creparser-deals-claude-plugin) - Contact: creparser@superdocs.io CREparser is made by Superdocs.
